In a new book, photographer Joshua Charow documents the rich history of New York City's artist lofts. Protected by the Loft Law, a generation of artists were able to preserve their live-work spaces. NEW LOOK Sign up to get the inside scoop on today’s biggest stories in markets, tech, and business — delivered daily. One factory in Brooklyn's South Williamsburg held his fascination as he discovered the raw, eclectic live-work spaces of artist's lofts. He soon discovered he was "ten years too late" — all the lofts were taken by tenants living under New York City's historic Loft Law, protections for loft tenants passed in the early 1980s.

She had never purchased a home, and as a lawyer, I just assumed I knew how the system worked: The buyer has an agent, but the seller pays a commission (typically 6% of the sale price) that's split between their agent and the buyer's agent. So my agent wasn't going to find me my dream house, and the work of hunting was basically on me. But the real-estate industry has made it hard for many buyers to understand just how little having an agent can help. The class-action settlement with the NAR is going to make it a lot harder for sellers to be forced to pay for buyers' agents. Going forward, for people like me without an agent, a savvy seller may pay just 3% of the sales price to their own agent instead of 6% to be split with a buyer's agent.

On TikTok you'll find millions of users diagnosing themselves using the term "high-functioning" — high-functioning anxiety, high-functioning depression, high-functioning autism. The term "high-functioning" isn't actually clinical, but, generally, it refers to those who perform well in work and in school. So if someone has high-functioning depression, it means they are excelling at their job, despite being in poor mental health. "After Covid, the focus on mental health has been much more significant," she says. And experts believe it might signal a shift in how we believe mental health presents.

"High-functioning" isn't clinically defined, says John T. Maier, a psychotherapist in Cambridge Massachusetts, but generally it refers to those who perform well in work or in school. So if someone has high-functioning anxiety, it means they are excelling at their job, despite being in poor mental health. "When people say 'high-functioning,' they aren't saying, 'I'm doing a great job at raising my family' or 'I'm doing a great job at going to church,'" he says. "It means 'I'm doing a great job at work.'" Here are three signs you might have high-functioning anxiety.

So, when John and I started dating two years into living together, nobody was entirely surprised. AdvertisementHaving separate bedrooms was what we were used toWe visited one one-bedroom apartment just to check it out and knew immediately it wasn't for us. The apartment is two floors, with both bedrooms, the full bath, and the kitchen and dining area on the top floor, and a half-bath and living room in the basement. So, by having the bed in my room, it made my room also his, in a sense. Besides sleeping in the same bed at night, we treat our separate bedrooms the same way we did as roommates.

Upon first glance, you might not think Kahil El’Zabar, 70, is a spiritual jazz musician. That’s not to say avant-jazz guys can’t be chic, but rarely do they look this dapper. In 1974, he founded the Ethnic Heritage Ensemble as a quartet blurring the edges of traditional jazz, Afrocentric rhythms and cosmic expanse. Much like the Pyramids, the Ohio-based band that wore African finery and played polyrhythmic arrangements lifted from the continent, El’Zabar’s group wasn’t fully appreciated by American listeners. The quartet came at a time when jazz musicians started blending their sounds with stadium-sized funk and rock, and psychedelic African jazz was considered a bridge too far.

The expansion of government-subsidized housing loans meant that cheap space was also easy to come by, as New York had a then-ample stock of residential and industrial buildings. But the city has always romanticized artist-dominated buildings, the kinds of communal spaces in which every unit might be home to an artist’s studio (and sometimes, unofficially, their residences, too). In an almost unheard-of feat of perseverance, the same artist, Don Dudley, 93, has been working out of this loft since 1971. So artists have had to create a kind of whisper network to withstand New York’s unimpeachable forward march, which the art market has, ironically, enabled. Most of them are temporary fixes before an artist — who’s grown out, or been priced out, of their space — has to move on.

From the very beginning of the improv theater Second City, its name made clear that it wasn’t a New York institution and didn’t aspire to be. But after 65 years, the Chicago-based institution that has strongly influenced modern comedy is opening an outpost on Monday in Brooklyn, in what is the First City. Two weeks before the lights were set to officially go up, Ed Wells, Second City’s chief executive, showed off its new 12,000-square-foot home on North Ninth Street in Williamsburg even as he acknowledged the headwinds facing the expansion. There is a 190-seat main stage theater with a wraparound mezzanine and a 50-seat black box theater for student shows. The theme of the night was the movie “Saltburn,” which, based on the number of attendees who arrived dressed in costume, is quickly garnering cult status. It was like hopping in a time machine to 2007. The same tone set the mood for the evening’s festivities. There were “bathwater” cocktails — made with pineapple juice, rum and coconut milk for extra, soapy froth — for sale at the bar.
